Rising damp can lead to structural damage within buildings. The internally rising groundwater saturates walls. Pollutants, which are contained in the water, and the constant dampness in walls can lead to mould, blistering and damaged render. A common reason for rising damp, especially in older buildings, is an incorrect or damaged Damp Proof Course or external groundwork being at a higher level than the Damp Proof Course.
Dry & Wet Rot
When unwanted moisture finds its way into a building, wooden joists, floors and roof timbers are often affected. As moisture builds up in timber, it creates an ideal breeding ground for a variety of wood rotting fungi which depend on a damp, moisture laden environment to grow. Such fungi are often "at home" in dark, poorly ventilated cavities and under-floor spaces, where they simply need a single moisture source to start expanding and spreading decay to adjacent timbers. When such fungal attack is discovered specialist advice should be sought.
Water is a persistent invader and it will find tiny fissures in masonry and gradually work its way deeper and deeper into the fabric of the building. This moisture ingress is exacerbated by the freeze / thaw cycle which spalls masonry and further expands the tiny cracks and fissures in a continuous cycle of decay.
These factors can ultimately lead to penetrating dampness. Penetrating dampness occurs when moisture migrates all the way through the wall to the interior of the building - often during periods of prolonged heavy rain when the walls are continuously absorbing water. This "mass water" absorption combined with capillary action shows up on internal decorative finishes as damp patches on plaster, peeling wall paper, salt damage, black mould etc. It is often accompanied by an unpleasant musty odour.
Even if a wall is not actually leeching moisture all the way through to the internal plaster (penetrating damp), partial saturation can still cause "cold bridging" whereby exterior cold is transmitted through the wall to the interior.
Infestation by wood boring insects can lead to extensive damage to timber throughout a property unless treatment is undertaken by competent contractors.
An adult beetle will bore into timber and lays eggs which in turn take a full five years to develop through the larvae stage to adult beetle. During this stage the larvae will feed on timber creating small tunnels as it moves along.
Condensation & Mould
This may be caused by poor ventilation and inadequate circulation of air in rooms, particularly bedrooms and bathrooms/shower rooms.
Although prevention is better than cure, it is a fact that many properties will require repair work due to the build up of mould as a result of condensation.
